Pine Street Mixed Use

Located on a long narrow commercial lot within the Heights Business District, this proposal is a multi-unit mixed use development.  Each of the three units contain a commercial space and residential garage on the ground floor.  Levels two and three in each of the units contains an approximately 2300 square foot residence with generous outdoor living space given the relative density.  The concept was to balance buildable area with the adjacent residential zone scale along with certain building code thresholds.  The third-level master suites and common stairways are separated by large outdoor patios on their south sides to maximize solar access for not only the units themselves, but the surroundings.
